UM PROPERTY LOCATED AT UM STATE HIGHWAY 35 AND NORTH WALKER STREET, AS YOU KNOW. AND ALSO EAST OF HERITAGE LANE OF MURRAY RANCH ROAD. UM, THE APPLICANT TODAY IS JUST SEEKING FINAL APPROVAL OF THE FINAL PLAT. UM, TO DATE, WE HAVE APPROVED THE PRELIMINARY PLAT FOR THE PROJECT, AS WELL AS THE DEVELOPMENT AGREEMENT, WHICH SET FORTH ALL OF THE PARAMETERS FOR ALL OF THE PUBLIC IMPROVEMENTS, AS WELL AS THE CAP MEMO, PARKLAND DEDICATION, AND ANY OTHER DEDICATED PUBLIC IMPROVEMENTS . THAT, UM, FINAL PLAT WOULD BE THE FINAL PROCESS UM, IN WHICH THE APPLICANT IS SEEKING APPROVAL OF THE PLANNING COMMISSION, WE HAVE THE PLAT FORWARDED TO OUR CITY ENGINEER, WHO CAME BACK WITH A NUMBER OF TEXTUAL COMMENTS. AND TO DATE, I THINK YOU HAD A CHANCE TO SEE THE RED MARKS. WE'VE UPDATED THE AGENDA WITH WHAT'S ACTUALLY BEEN CLEARED IN TERMS OF THOSE COMMENTS. SO YOU DO HAVE A COPY ON ON YOUR IPADS THERE OF THE CITY ENGINEER'S FINAL REPORT ON THAT SECOND REVIEW. SO WE ARE REQUESTING THAT YOU WOULD VOTE TO FORWARD THIS TO CITY COUNCIL FOR FINAL ACTION FOR A FINAL PLAT UM, BEING THAT IT WOULD MEET ALL THE CITY REQUIREMENTS AND THIS WOULD BE SUBJECT, OF COURSE, TO FINAL ENGINEER APPROVAL ONCE ALL OF THE UM, REFERRAL AGENCIES HAVE SIGNED OFF, AND USUALLY THAT'S BEFORE THE PLAT IS ACTUALLY SIGNED ON MY LOG AND RECORDED. AND IN THOSE TEXT AMENDMENTS, WE, UM, HOPE TO ADDRESS THE ISSUE, THE VERY ISSUE IN WHICH YOU'RE STATING, MEANING THAT IN A LOT OF THE SUBDIVISIONS, THE 20FT IS NOT WORKING, BECAUSE WHEN YOU PARK TWO CARS IN THAT DRIVEWAY, IT'S OVERHANGING THE SIDEWALK, UM, OR WITHIN THAT RIGHT OF WAY AREA. SO COUNCIL IS HOPING TO SOLVE THAT ISSUE BY PUSHING THE HOMES, UM, FURTHER BACK ON THE LOTS IN THIS CASE, UM, AS STATED, THIS WAS PREVIOUSLY APPROVED. UM, WE ARE WORKING WITH COUNCIL. THERE ARE SOME PENDING QUESTIONS REGARDING IT. AND THEN THEY'LL PROBABLY DEAL WITH THEIR QUESTIONS AS WELL TO, UM, YOU KNOW, ENSURE THAT WE HAVE THOSE SAFETY MEASURES IN PLACE. OKAY. AND I DO APPRECIATE YOUR LARGER LOTS, I REALLY DO. SO THIS BASICALLY GRANDFATHERED IN. BUT MOVING FORWARD, WE'RE STILL LOOKING AT KEEPING OUR 30 FOOT SETBACKS KIND OF KIND OF THE NORM FOR THE MOST PART. IT JUST LOOKS BETTER FOR THE CITY AND I THINK IT'S SAFER FOR THE KIDS, I REALLY DO. YOU ARE CORRECT. ONCE THOSE CHANGES ARE MADE TO THE CODE, THERE WILL BE A GENERALIZATION PERIOD IN WHICH ALL FUTURE SUBDIVISIONS AND DEVELOPMENTS WOULD HAVE TO CONCUR WITH THOSE STANDARDS. YES, SIR. OR ANYONE BASICALLY DEVELOPING A LOT IN THOSE DISTRICTS. THAT'S A TOTAL NEW IMPROVEMENT WOULD HAVE TO SATISFY THOSE REQUIREMENTS. OKAY. ALL RIGHT. ANYTHING ELSE? ANYBODY WANT TO MAKE A MOTION?
