FIRST ITEM IS DISCUSSION AND POSSIBLE ACTION ON THE MINUTES FOR THE PLANNING AND ZONING COMMISSION MEETING HELD ON DECEMBER 5TH, 2024.

ITEM TWO. CONDUCT A PUBLIC HEARING DISCUSSION AND TAKE POSSIBLE ACTION ON AN ORDINANCE APPROVING A REQUEST TO AMEND THE ZONING MAP FROM MFR 29 MULTIFAMILY RESIDENTIAL DISTRICT

[2. Conduct a public hearing, discussion, and take possible action on an Ordinance approving a request to amend the Zoning Map from MFR-29, Multi-family Residential District to PD, Planned Development Overlay District, with a base LI- Light Industrial District for an RV/Board parking use on approximately 2.359 acres (Part of Property ID: 171030), for property located at the rear of 105 Cemetery Rd., Angleton, Brazoria County, Texas.]

TO PLANNED DEVELOPMENT OVERLAY DISTRICT WITH A BASE LIGHT INDUSTRIAL DISTRICT FOR AN RV/BOARD PARKING USE ON APPROXIMATELY 2.359 ACRES. PART OF PROPERTY ID 171030 FOR PROPERTY LOCATED AT THE REAR OF 105 CEMETERY ROAD, ANGLETON, BRAZORIA COUNTY, TEXAS.

YOU'VE HEARD THIS PETITION BEFORE IN YOUR LAST MEETING.

SINCE THEN, WE'VE PRESENTED TO COUNCIL YOUR RECOMMENDATIONS.

COUNCIL WAS IN SUPPORT OF THE PROJECT AS IT WAS PRESENTED.

HOWEVER, WORKING WITH LEGAL, WE HAD THE APPLICANT RESUBMIT.

WE RE-ADVERTISED AND THE HEADER THERE IS SHOULD BE BOAT PARKING.

WE APOLOGIZE FOR THAT TYPO, BUT THAT'S HOW IT WAS ADVERTISED.

THE PETITIONER IS HERE IN FAVOR OF THE PD APPROACH.

THEY ARE AVAILABLE TO SPEAK TO YOU REGARDING THAT IN TERMS OF THE ACTUAL SITE PLAN, WHICH IS CONDITIONED TO COME BACK TO THE PLANNING COMMISSION FOR APPROVAL OF THE LAYOUT OF THE PARKING LOT, TO BE IN THE REAR OF THE SITE FOR THE MEMBERS THAT WERE NOT HERE.

THIS WENT BEFORE THE COMMISSION, AND THE REQUEST WAS MODIFIED TO BE A PD SO THAT WE CAN ALLOW FOR LIMITED RESTRICTIONS ON THE TYPE OF USE, WHICH WOULD BE SPECIFICALLY FOR PARKING OF BOATS AND RVS ON THIS PARTICULAR PIECE OF PROPERTY TO BE REZONED TO PD LIGHT INDUSTRIAL AS THE BASE DISTRICT.

SO, SO WE JUST WE WENT FROM WHAT WAS ORIGINALLY PROPOSED TO THE PLANNED OVERLAY SO THAT WE COULD BE A LITTLE MORE, PUT SOME GUIDELINES ON WHAT THE PROPERTY CAN BE USED FOR, WITH CONDITIONS AND SPECIFICS THAT WILL FOLLOW THE PROPERTY BY ORDINANCE.

ALL RIGHT. MISS CARTER, I PRESUME YOU'RE FINE WITH WHAT'S BEEN PROPOSED.

ABSOLUTELY. ALL RIGHT, AND SO, DO ANY OF THE COMMISSIONERS HAVE ANY QUESTIONS? THE ONLY UPDATE I WOULD ASK IS THAT YOU GUYS GET FURTHER ON THE LAYOUT OR THE SCHEMATIC.

WE HOPEFULLY WITHIN THE NEXT WEEK OR TWO, WE'LL RECONVENE WITH THEM TO SEE WHAT ADDITIONAL YOU KNOW, OPTIONS MAY BE AVAILABLE WITH THE ENTRANCE OF THE STORAGE AND ALL THAT GOOD STUFF, BUT WE DO HAVE AN INITIAL SKETCH THAT I DID EMAIL OVER TO YOU.
