REZONING APPROXIMATELY 1.193 ACRES FROM THE SINGLE FAMILY RESIDENTIAL 7.2 ZONING DISTRICT TO A MANUFACTURED HOME DISTRICT AT 1030 SOUTH ANDERSON STREET ANGLETON, TEXAS. THE BLACKMON MANUFACTURED HOME COMMUNITY EXPANSION SIX LOTS.MR. SPRIGGS. THANK YOU, COMMISSIONERS . AS STATED, THIS IS A REZONING PETITION FROM THE SINGLE FAMILY 7.2 DISTRICT TO THE MH MOBILE HOME COMMUNITY DISTRICT.
THIS IS AN EXISTING MOBILE HOME PARK BLACKMON OFF OF MAXIE LANE, OF COURSE, OFF OF ALSO THE ANDERSON STREET BOUNDS, THAT PARTICULAR PRIVATE DRIVE AND ALSO THE SUBJECT PROPERTY.
AND THEN RIGHT ABOVE ITS DWYER STREET, WHICH IS ONE OF THE ACCESS POINTS AS IT GOES TO THE WEST.
IT DOES HAVE A MAJOR ENTRANCE INTO THE PARK. I HAVE GIVEN YOU THE STAFF REPORT, AND HOPEFULLY YOU HAD A CHANCE TO LOOK AT WHAT WE PRESENTED IN TERMS OF THE ANALYSIS OF THE REQUEST, WE GAVE YOU THE SURROUNDING CONDITIONS, AND IF YOU WOULD ROLL DOWN, YOU WOULD SEE THE EXISTING ZONING MAP, WHICH THE MOBILE HOME COMMUNITY WOULD BE THE LARGE AREA IN THE ORANGE SHADE AND THE CIRCLE THERE WOULD BE THE EXPANSION AREA IN QUESTION.
WE PRESENTED THIS THROUGH TO THE NEWSPAPER IN TERMS OF THE PUBLIC ADVERTISEMENT, AND NOTIFIED EVERYONE WITHIN 200FT OF THE PROPERTY OF THE PETITION PER THE REQUIREMENTS. I ALSO WANTED TO POINT OUT THAT SINCE AGENDA POSTING, I HAVE PLACED A CONCEPT PLAN RIGHT BEFORE YOU IN WHICH THEY HAD AN OPPORTUNITY TO LOOK AT THE ACREAGE TO MAKE SURE THAT THE SIX UNITS WOULD FIT ON THE PROPERTY.
I'LL BE ABLE TO ANSWER ANY QUESTIONS REGARDING THAT.
THE SITE IS 1.193 ACRES AS PRESENTED IN THE PETITION.
BUT HOWEVER, AS WE STATED IN THE STAFF REPORT, YOU HAVE THE ABILITY TO SCALE IT BACK.
OUR SUGGESTION FROM STAFF WOULD BE POSSIBLY TO KEEP THE SINGLE FAMILY TRACK SINGLE FAMILY AND JUST ZONE WHAT'S NEEDED FOR THE SIX LOTS THAT'S SHOWN ON YOUR EXHIBIT, WHICH WOULD BE THE CONCEPT PLAN.
BUT I THINK THAT'S IMPORTANT INFORMATION AS WE DISCUSS THIS TODAY.
THE COMMISSION ALSO WAS PRESENTED A NUMBER OF ISSUES THAT TURNED INTO CONDITIONS.
I THINK THOSE BULLET POINTS WOULD CONSIDER LIMITING HIM TO SIX UNITS IN TERMS OF THE EXPANSION, AND ALSO DEAL WITH ANY CONCERNS IN TERMS OF RETAINING THAT RESIDENTIAL CHARACTER ALONG THE ANDERSON STREET AREA, WHERE YOU SEE A LOT OF THE SINGLE FAMILY STOCK.
THAT WOULD GIVE YOU AN OPPORTUNITY TO DEAL WITH, AS I JUST DISCUSSED, THAT THAT ITEM.
WE FORWARDED THIS TO THE FIRE CHIEF. THERE IS AN ISSUE IN TERMS OF THE FIRE HYDRANT.
THAT WAS A GAP. SO WE MADE THE APPLICANT AWARE THAT IT MIGHT BE A NEED TO ADD ANOTHER FIRE HYDRANT ON THE PRIVATE SIDE, AND THAT SHOULD BE NO ISSUE. ALSO, THE FIRE DEPARTMENT IS NOT REQUIRING THEM TO EXPAND THE DRIVE TO 18FT, BUT HOWEVER, KEEP THE SAME WIDTH BUT RESURFACED EXISTING DRIVEWAY THAT WOULD BE ADEQUATELY ENOUGH TO.
SUPPORT ANY FIRE EQUIPMENT THAT HAD TO ENTER THE SITE.
